Client Needs REFI of Private Loan on Primary Residence.

Client does not have 2 years seasoning on Chapter 7, so he can not go FHA. Needs to payoff private note (first mortgage). Property in Amherst, VA. LTV 68%. Good income and fair-good credit. Any recommendations?
