Let's say no where in a lease does it state "No pets allowed" or spell out conditions for having a pet such as "Cats accepted with extra $250 security deposit."

Same things with "landlord shall provide tenant with a copy of the rules and regulations" or "tenant acknowledges receipt of keys"--it seems those items don't belong in this year's lease, but last year's, but I am not sure if I should write something for this year's lease.Last year two addenda were signed: mold and ventilation, and pets.

Speaking as a buyer, I think the inside looks pretty darn good, but I would never know because I'd drive by and flee.Also, and this is just one of my pet peeves as someone who vets a lot of properties over the internet.

When you speak with the sheriff, it's important to find out how many movers he requires, how full the house is with stuff, could the tenant become dangerous, are there kids on the premises, are there pets on the premises, etc.
