Who is worse for rentals? Kids or Pets?

I have been trying to avoid pets (at least medium to large dogs) and getting tenants that have kids. So the thought arises, who is worse in terms of damaging the property. Kids or Pets?

I wouldn't see children as an issue at all, like J Beard said, it brings in tenants that want stable lives for their families with the possibility that they will take better care of the property
