Commercial Brokers concentrate on strictly Commercial product, have the knowledge and expertise to lend to a deal and have access to the Commercial MLS system that many Residential agents do not have access to.

It's already been mentioned, you can simply deal as an individual, probably the best way initially, had you began by concentrating on the basics of real estate instead of guru stuff, you'd be 2 years further ahead.
