The same logic seems to apply to anything done by tenants to the unit then... if they trashed the place not like landlord can have indoor cameras to see it happening  

My Business partner and I have both been in the Military for a combined 18 years so when a landlord or property mgmt company talks about risks... well we get risks and we know how to mitigate most risks (Exterior security cameras, smart locks on the doors, noise detection, AND a Full Time Private security team that is tied in with the CPD)Does anyone have any advice on what we can be saying different or what is the best way to overcome some obstacles with landlords switching from Long Term to Short term?

I put in all new smart thermostats (dual zoned HVAC system), new mesh wifi system, outdoor surveillance cameras and doorbell cam.

I’ve found 1 person per room, quiet hours 11-7, no pets, no indoor smoking/vaping, color coded shelves and cabinet space, electronic locks and front door cameras really help.

I just think of myself as an office-based property manager.The keys for me: -local roots from growing up there (although I moved away 20 years ago)-networking from rehabs; you end up meeting lots of people during rehabs that are not good contractors but are good at doing certain things, such as cutting grass, handyman, key management, photos, etc; i've even asked contractors for reliable low level guys looking to hustle extra money-use of technology; email, software, spreadsheets, postlets, google voice mail, google earth, e-journals, redfin, Internet cameras, lockboxes-gut feel; sometimes you close your eyes and hope for the best after doing your homework; don't always tell people you are out of state, use a local phone number

Overall next time I do a deal like this, I would put cameras to all of the construction sites, and stay in more regular contact with the GC.

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costI wrote much more about leveraging offshore assistants in this post here.

I am thinking of putting a security monitoring system (like ring central so I can view on my phone) to monitor my property and would like to install security cameras in a few places on the property.

A fake security camera and yard sign is sure to keep most criminals away.Just a thought.
