All other reviews are useless, its like asking advice from a person who has never had tacos before and they have tacobell for the first time and say taco bell is the best tacos in the world. 

"Lateral belly" is meaningless.  

Postponing needed repairs juices the cap-rate for a short period of time but usually will haunt the new owner.You should be copies of the leases after an accepted offer.

It's fine to forbear for someone who truly cannot afford it, but those who can pay should do so rather than look at this as an opportunity to juice our ROI at others' expense. 

It'll go to collections, they'll work with you on a payment plan while the juice is NOT running, and likely you can talk them into taking half or less than half if you send them one big payment.  

The juice needs to be worth the squeeze in order to successfully invest in any property out of state.As someone who has been investing out of state for years now, you definitely need a good system in place along with a great team on board with you.
