Also, it is probably written into your loan documents that you must inform your lender that you have lost/changed jobs during the process or it can be construed as deception (mortgage fraud) which is actually, a federal offense with jail time.

Ill use 2 simple example though.1) Forget to do a federal lead based paint form, and the EPA audits your records....the fine can be up to $100,000 and can incur criminal charges that result in jail time. 2) Simple fair housing violation, $16,000 federal fine on 1st offense.

@Nathan R AndersenOK - no offense intended - but this seems like a huge amount to borrow for your second deal, private lender or no.do you have the money / reserves to use a DSCR loan from a well known broker instead?

I of course don't want to be offensive and understand it's a difficult time for them but still need to be able to investigate to see if there is anything my company can do to help create a solution for their situation.
