Pre Foreclosure Scripts for Subject To cold calling
I am going through public notices, finding pre foreclosures in my area and want to start calling on some to feel out the owners. What are some soft scripts you use when calling for the first time? I of course don't want to be offensive and understand it's a difficult time for them but still need to be able to investigate to see if there is anything my company can do to help create a solution for their situation.

Pre-foreclosures and Subject To are totally different animals than normal real estate investing. You need to understand foreclosure law, arrears, reinstatements, lending law, the SAFE Act, equity skimming, wire fraud, deeds & contracts, bankruptcy, due on sale clause, a little bit about psychology, tenant law if you do lease backs and so on.
But, if you know all of those, the opening line is:
"Hi, this is Kilisitina Ho Ching, I'm buying properties in the area and I'm calling to see if you would consider an offer on your property?”
You don't have to say a word about pre-foreclosure or Subject To in the opening conversation.
(Yes, I made my first million buying pre-foreclosures using Subject To" and I hold the record for length of time fighting a lawsuit (6 years, that went to the U.S. 9th District Court of Appeals, winning at every step along the way) regarding one of the purchases.
