Home 400 ft from horse stable, will it smell?

Question

I saw a great home for a good price that has everything i want except it is right next door to a horse training facility and 400 feet from a large stable. Anyone m is how far the smell will drift and how bad it will be? Surprisingly I could not find any definitive data. There is very specific info and ordinances on farms with cows and livestock, horses just anecdotal tidbits like it’s not as bad as cattle

Take a folding chair, a lunch, and a good book and place the chair on the house lawn and spend half a day sitting there. If the wind is blowing the wrong way, move the chair so it's in the path of the wind. I've been around horses, sheep, cows, chickens (an uncle had a farm) and horses to me were the least offensive. But, there is a smell around horses and some people may not like it at all. A house that has a dog in it is far worse and smokers in a house are worse than even that. It's all in how burned out your nostrils are. ;-)

For a horse lover, proximity to a training facility may be a plus. Horse manure smells less than most animals but depending on how frequently the stalls get cleaned and where they pile the manure and also what type of bedding they use can all play into the odor thing. For me, it wouldn't influence my decision to buy/not buy a property. (I have a powerful dislike for horses but I've been around them a lot)

Our barn is about that far from the houses.....never smell a thing. But we like the smell anyway.

It depends on how well the stalls are kept clean and how and where the waste is of disposed of, how many animals are kept there and how many hours.  Different people have different tolerance for smells. If you are already concerned, this may not be the right property for you. Some people are acclimated to the smell of animals and not at all bothered by it. I wouldn’t like living with the smell.

It will depend on the wind, what they are doing (cleaning out the stables, etc.  I'm no where near a barn, but live near (20+ km)  from some feedlots and if the wind is blowing in the wrong direction...well let's just say the windows get closed quickly.

Smell is not what should concern you.....  Flies, dust and traffic.... those are what I would worry about if I were not a lifetime equestrian :)  If it is clean and well maintained...then it should not be too much of a concern...   I would look to see where the turnout paddocks are in relation to the house and also the arena....  do they water the arena or is it a dust bowl that will send dust everywhere?

Yes it will but having grown up ridding horses it wouldn’t bother me.  But if they weren’t mine

How big are the horses? How many horses? What brand oats did they eat? How often does the pooper scooper get used?😂😂
