I already have a list of two dozen candidates (SFH/multi/land) and have been trying to find an agent who has access to REO or otherwise unlisted to expand the list.Definitely aware of the debt reorg in progress and the overall government strain & demographics, but PR is also one of the few places where I'm finding both great value, a great population, and a gemstone of a location.

Ind,I did the same method Todd spoke of I had a list of 300 and on a small scale I mailed roughly 75-100 yellow letters a week, continuously mailing to the list but rotating for example week 1 the first 100, next week the 2nd 100 ....

They should be one of 3 or one of 6 pieces that you rotate so that you can speak to all of the prospects and keep your message fresh so when the prospect has real estate as a TOM thought you are there.We know the message and we know the script for inbound those two are easy..

While this "generic" message gets a high response rate - it seems to produce a lot of C quality calls - then you have more work in call handling.Instead, you can write a more full message which will lower the response rate but will increase the quality of the leads you will produce.I prefer sending postcards but do send letters too in a rotation of 6 multiple hits.
