Buying a turn key rental, in an area you know or knew well, with a property manager you've met and trust, in an area that is large enough for you to have other options to find contractors and property managers?

My recommendation would be to engage an investment property focused realtor (not a general residential realtor) and let that person guide you through the process from pre-qualification to market/property valuation and selection. 

I am also a local Realtor for an amazing investor focused realty team that helps our investors from start to finish and beyond with their investment properties.

That being said, some "property managers" are real estate agents and NOT a property manager.   

However, our research indicates that many DSCR lenders require Florida properties to be held in an entity.Are there any DSCR lenders that offer loans for properties held in a personal name?

I’ve househacked a handful of properties and am currently doing so now.

Curious what types of properties you are looking into? 

OK, that makes much more sense...so, if you can get an ARV of $460k, then I suspect you can pull out around $53k once the property is "seasoned" (see image)

If you are prepared for the costs involved and the modifications needed to the property to make the basement unit conform, the pay off of creating an extra rent producing unit is huge.
