In new construction, two doors is considered a nice luxury and costs more to build originally.

If that's the case, you should scrape your 1-1 and build something bigger, most likely a luxury duplex with each side converted to condos.

I would also add that plumbing for all those extra bathrooms is going to be another cost.I don't know that the loft conversions can be done "cheaply" or for value based rents, hence why the loft style living is considered "luxury."
