Hi Kenneth - I would narrow the focus of investment you want to concentrate on then build a plan based on that investment. 

I will concentrate my search in specific areas near me in west Houston; I may go as far as Clear Lake because I like it down there and there are nice places near the University of Clear Lake--Houston.

I would not invest in any properties with HOAs, nor would I invest in SFHs as rentals (high risk), I would concentrate on multi units.Sell your personal home, buy a multi with the intent of living in one unit.

If you want to make money on your house over the long term, concentrate on maintaining rather than upgrading.

I'm mostly concentrating my efforts in Columbus, GA; Savannah, GA and Fayetteville, NC. 

I spoke to a loan officer at a portfolio lender bank in my area and everything sounded on the up-and-up at first, but when i followed up with him a couple weeks later, he told me that "we are holding back on these types of loans right now due to too much concentration" or something.  

We would have to get a fantastic deal to justify a Rental.The crime seems to concentrate in the apartments around and just south of the downtown.  

I haven't gotten any real leads on my campaigns up until this point.I'm obviously going to increase my budget for marketing - I guess part of my question is should I continue to focus on my market or should I look elsewhere and also should I just concentrate on direct mail or consider PPC/ADWORDS
