Fairly New Investor from Houston

I currently have one rental condo that I bought a few years ago. Looking to buy my next in early 2017. My interests are condos of town homes only. I will concentrate my search in specific areas near me in west Houston; I may go as far as Clear Lake because I like it down there and there are nice places near the University of Clear Lake--Houston. I got my first rental in Sept. 2012 and kept the tenant who was already in there...big mistake. Now, I am on my third tenant (I lucked out with this one), who signed a 2-year lease last year and is coming up on his 1-year anniversary in August. I self-manage now; I was dissatisfied with the property management company. I enjoy this site so very much, and I'm learning a lot. The problem is once I open one post, I can literally stay here for hours!
