But if you asking for a decent amount of money from a stranger, it most likely makes sense to hire a lawyer (and other professionals) so that they cannot only draft the documents but also help you deal with the financing part. 

Too much information from strangers.

Are you in a better position to control your assets and their operations at home or in a far away market where you will be putting your financial future into the hands of complete strangers and being 100% dependent on those strangers to make or break your investment on your behalf.

I dont have experience renting to multiple strangers.

You shouldn't expect your PM to know everything, but you can certainly expect them to make an effort to find the answer instead of forcing you to ask a bunch of strangers on the interwebs.

In some cases tenants become furious that I am not happy with just a "score" from Credit Karma, they are not comfortable sharing the entire credit report with a stranger.

First, treat the sale like the seller is a stranger and do complete due diligence!

So there is hundreds of thousands of dollars worth of renovations or are just landing the deal of a lifetime from a stranger?

I just never imagined that people will open up and jump to help a stranger.
