Jerk got what he deserved, but came to find out that repair was not covered by my homeowner's insurance.Apparently damages caused by insects, birds, rodents and household pets are not covered.

Sellers should ask for POF from anyone wanting to put something under contract and beware the typical FRAUDS AND SCAMMERS using the old "subject to my partners approval" when their partner is a pet rat or the 60 day "inspection period" garbage.

For unauthorized smoking and pets and for tampering with smoke/CO alarms, the state allows a fee of up to $250 for a second and subsequent occurrence after a written warning has been given for a first occurrence (within a year of the second occurrence).

You could always allow no pets, this would let you not have to worry about this problem at all assuming there already isn't a dog living in one of your properties.
