If we pay all cash, would it make any difference whether we form the LLC or not, assuming we have good understanding and offline written agreements among the partners?

I know you can outsource much of the operations (online payments, answering phone, SEO) to management companies who specialize in self storage operations (https://www.storageunitsoftware.com/call-answering)...But how do folks recommend handling onsite physical tasks (ie: offline tenant rentals, showing units, stuck doors)?

Without taking a mentor I would just have to Scuttle through all the information I've gotten offline BiggerPockets YouTube and various sites but would have a much bigger Bank for marketing

@Chris Tracy, yes a 6 unit building is vacant, vandalized and offline, so that would be our 1st priority in stabilizing the property.
