New to the game with 8K to jump into...first thing

Hey good afternoon BiggerPockets Community. My name is Jonathan Barfield  and I'm looking to create passive income through real estate.  I'm tired of working 70 to 80 hour work week and zero time with my family. I recently gone into business for myself but I'm looking into real estate investment. I've been hovering over the forums for quite some time now and so desperately need to make a move. My number one problem has been paralysis by analysis.

I would like to start off with whole selling homes in order to get capital for a Fix and Flip situation. Once I've gained enough capital I would like to purchase multi-family properties in order to create passive income.

A few months ago I reached out to investor grit and was thinking of taking on a mentor. Sadly I did not have enough for the initial fee plus marketing so I held off. I'm very intrigued and very interested in the step-by-step go do this go do that tasking type of mentality. Now I'm in a position where I can afford the mentorship and would have roughly about 3 grand left for marketing.

So before I pulled the trigger I thought I would tap one of the greatest data banks and Gathering of minds to get any type of input. 

Any thoughts, concerns, or input would be greatly valued. I'm tired of living the rat race just to build another person's dreams while I'm missing out on my child growing up.

I guess one of my biggest questions is to Mentor or not to Mentor. I would rather learn from someone else's mistakes in order to save time and money on mine. 

Without taking a mentor I would just have to Scuttle through all the information I've gotten offline BiggerPockets YouTube and various sites but would have a much bigger Bank for marketing

@Jonathan Barfield congrats on the new start ! You came to the right place for information. 

Mentor: Yes. But I would shy away from one's that you need a membership for. Connect with people on BP, and also at your local REIA meetups, find someone who is doing exactly what you want to do long-term, connect with them and see where you can add value in exchange for them taking you under their wing !

$3K Marketing is a good start. What is your plan? Direct Mail, SEO, paid cold calling lists?
