Is access easy for vacationers and are there a lot? 

If you buy in the right part of the area then you will get renters, most vacationers want to be in a nice SAFE neighborhood. 

Also not all houses are equal and vacationers are neighborhood specific, a couple of blocks can make a difference.

I ended up buying a place in Big Bear, CA. for under $200,000 in April 2014 and started renting it out to vacationers in June.

They have just informed me that will raise the vacationer instance from $25 to $100 per stay.

Does your home and surrounding area attract vacationer's?

I am fortunate to be in an area where ,according to my local tax assessor, the property values are up 30% (I believe she is slightly delusional, but we certainly haven't seen the decline in other areas of the country) county-wide and there is a severe lack of rentals for everyone from vacationers to students to workers trying to be somewhat close to their jobs in the oil and gas industries.

The towns to the north and south are big tourist/vacationer markets and the people that worked in and serviced those areas live here in this town.
