Here in southern California with its miles and miles of coastline, amusement parks, recreation, sporting events, cultural offerings, etc. and year round perfect weather, there's a big demand for vacation rentals. Do any of you invest in vacation rentals? How do you like them? What do you look for?

In general, investing in resorts has low return due to high management fees, condo fees etc. I have been interested in it mainly for value appreciation. The housing crash put so much pressure on these properties so that many of them have been priced below construction costs. Many of the best vertical constructions were finished during the crash. New projects are not likely to start before the price doubles from the current level. Hence these aforesaid properties will remain to be the best or the price will go up a lot.
