I have seen a number of posts talking about SEO to attract in-bound marketing.

Adwords can be beneficial when used in conjunction with some SEO tactics. 

The remaining was direct mail, SEO, yellow pages, and miscellaneous referrals. 

The most active (SEO-friendly) companies will pop up, and those wholesalers are constantly finding/buying/selling inventory.My personal favorite is networking with other house flippers.

I am hoping that these sales will help fund the IDX because I do understand its importance and working on my SEO. 

Optimizing the SEO for your site will really help in getting organic search traffic on google.Best of luck!

Those traditional homeowner purchases are where I'm putting in my marketing efforts currently with SEO, reaching out to my sphere of influence, door hangers, talking with neighbors and anyone I'm in front of, etc.

Just spitballing here, I am a babe in the woods with SEO. 

But you can drive traffic immediately to it.. but don't expect a deal yet.In the meantime do some humble direct mail marketing and go relentless on SEO.
