They may rearrange, put a good mattress in the garage, etc.  

I generally pre-screen for this behavior and let tenants who do not want anyone in the house know that they will be expected to re-arrange to faciliate repairs. 

Since the forum is fluxing in design right now, I did a mockup of the screen just after login, for discussion.I did away with the ghost of a post words at the bottom of each post and rearranged OP with responded pics, and added some stats, as well as a jump to last post link.My thought was to make it tighter with less scrolling.Does anyone think the ghost of a post words at the bottom of each post at this point are useful.

Some houses require minimal alterations to the existing structure ( rearranging walls & existing utilities) while others require building all new from the ground up while requiring all new utilities added from the street that require the same amount of work as if it were a new build. 

Instead, close some doors and re-arrange the air vents will save heating and cooling bills.

Agreed with the above - why not just rearrange the cash split so that he has to put money down with you and that way he's "invested" from the start?

Maybe try rearranging or rewording so that the ideas of "I can pay cash" and "as is, no cost to you" are right at the top.And of course, emphasize the important parts! 

But if you have a reasonably busy schedule yourself and especially if you have rearranged your other commitments so as to be available, presumably you will be annoyed at being stood up.
