Strides are underway to increase the max loan amounts and loosen the requirement to fit borrowers who are in mortgage trouble into the FHA loan.

They will call me if the fence looks like it is leaning, or if the sprinkler heads come loose or if the air flow on the a/c feels like it is more in one room and less in another or if a piece of weather stripping is loosening up on the back door.

Tightening of mortgage qualification conditions {to what they were prior to being loosened} has slowed down the silliness in some markets, but a solid retrenching is still overdue.

These QM firms have also made heavy investments in technology that frankly doesn't integrate well with a DSCR underwrite which is better underwritten like a CRE loan in my opinion, not worth this massive tech overhaul for the bigger players in my view.Also - highly doubt GSEs will step in, conventional is still an option for investment properties, they are far more likely just to loosen uw or expand limits than create a true DSCR product competitor

That said, I'm terrified to see POS requirements loosen. 

If you want to remove the piece from the cement, make sure the inside of the post is fairly clean and not filled w/ rust and dirt, then with a chisel, (or power chipping hammer) "GENTLY" fold the old post into the hole in the middle, it should loosen up and be able to be pulled out.

The loosening state and city regulations have allowed a lot more opportunity to develop SFH in urban areas. 

As the financing environment loosened back up about 3 years ago, I jumped from 3 to 6.
