My suggestion would be to expand your network of wholesalers unless you're inclined to take on the tasks yourself (such as calling, driving for dollars, marketing, etc.).

Before you commit to the new water heater, if you're at all DIY inclined, check that the elements and thermostats are working first.

I've been deliberating over the same issue (long-term rentals vs. medium-term rentals) and am inclined to invest the extra effort to manage a medium-term rental, given the appealing additional cash flow it promises.

My saving grace, is that mostly everything is pretty new, so hopefully no big problems coming my way...A part of me is inclined to refinance now, which would increase my rental income to $2,300 from the current $650 (I do have access to 20K for emergencies, a credit card).

It does seem like the more seasoned brokers have the network already so they may be less inclined to send off market deals to investors they havn't worked with yet.

The efficiency of a solar installation is dependent on many factors - location (or average daily sun hours), house orientation (15deg SSE ideally), roof inclination, shade obstructions (on the roof and/or around the house), consumption, components used, inverter or microinverters, hail resistance, warranty, utility payback vs net metering.

I have a few questions if any of you might be able and inclined to answer.Is Asheville and environs real estate still close to the top of the market, or is it leveling off a bit?
