Joe,I think you are confusing title insurance to escrow.Title is a research of the deed on the property/land or vessel that is being acquired.

@Mindy Jensen I can`t speak for how to get your money back, but if you need the kitchen installed, a good percent of my customers that are contractors farm out the kitchen install, to people that specialize in cabinet installation, ask one of your contractors to recomend a local installer foe her.

I have a can-do attitude sometimes that gets me into troubleI apologize in advance if this issue is answered elsewhere, but I atleast wanted to get the ball rolling so time can be an ally instead of a foe in thisI'm sure there are many questions I should be answering but the general gist is I have atleast 2 months, possible as many as 5, and I want to take advantage of that and walk with wisdom and hopefully have a situation where the current owner, us, and hopefully a new buyer all make out positively.Thanks in advance to all who take the time to read or provide feedback

My strategy will be to buy and hold, whereas in my mind, rents would increase and eventually make a better cash flowing vessel but margins would be thin until that time.

I personally have spent more than 25 years in the petrochemical industry and have had to wear fresh air respirators and full chemical suits in numerous pressure vessels and towers that have had toxic or inert atmospheres that were considered IDLH "Immediately Dangerous to Life and Health", and I still don't have the time nor the desire to worry about how someone's hair or lack thereof would impact whether or not I could work for or with them.

They would want an equity structure rather than a lender structure, as they are trying to get a decent return on their investment and potential for profits.I would be very little involvement, more just a vessel for them to be able to get cheap financing by qualifying for the mortgage.
