Buyers expect premium finishes, so skimping on quality can hurt resale potential.

I’m closing on my second deal, a duplex that’s going to take about 9-12 months to comeplete (I’m doing the work with some sub contractors but mostly myself) at this point after that is done, I will be out of money, even before it’s finished I’ll have to raise some capital to finish it, but it should cash flow conservatively $600 a month.

That's why our rehabs look more like flips and we even finish basements as we target families with kids who want to get into the school district.

Since you are not doing super high end finishes as mentioned, doing high end flooring and all other stuff just above builder grade does not warrant tile or full wood flooring.

That would typically be a red flag, for any contractor to demand 100% upfront, so that was strange, however I'm pleased with all the finished product.

But also remember to take reports by tenants of snow not getting shoveled with a huge deer lick of salt—the crew may have just finished and snow can and does accumulate rapidly in between trips.
