As for cash flow there are a lot of doctors/lawyers/visiting faculty/medical residents associated with duke that are looking for higher end rentals.   

However, in addition to all of the college students there are many faculty and researchers who are here for a few (3-9) months.

I know much of the USF faculty/students moved to New Tampa and surrounding areas, but is Temple Terrace still popular with students?

Utah State provides some good student and faculty rental opportunities.

The top employer is the University of Arizona which fits with my rental strategy to possibly rent to faculty, graduate students, or professional students.

Now we live in a van and traveling across the US :)Even though I've never lived in Richmond, I did some research and have come to the conclusion that Richmond, VA might be the right market for me:- Population is growing- VCU provides renters (students or faculty)- Somewhat affordable (for me).

I would most likely want to market to APSU Grad Students/Faculty as my first choice. 

Gary Eldred was on the faculty of one of the better business schools...Yale or somewhere...and his books are  reading and you can find them used on Amazon.  

If your target market are students, this may be a good option.. but you do need to be affiliated with that college/university (student, staff, alum, faculty, etc) to post on those groups.
