If someone were starting from scratch, I'd have them read the following four classics in order:

1) Rich Dad, Poor Dad - Robert Kiyosaki

This book shifts your mindset

2) The Millionaire Real Estate Investor - Gary Keller

Similar to Kiyosaki's RDPD, Keller touches on mindset. He then provides at roadmap for success.

3) The ABC's of Real Estate Investing - Ken McElroy

Once your mindset is convinced RE is the way to go, McElroy provides basic examples of how to analyze properties.

4) What Every RE Investor Needs to Know about Cash Flow and 36 Other Key Measures - Frank Gallinelli

Gallinelli digs deep into the numbers - explaining Cash-on-Cash, Cap Rates, Return on Investment, and additional terminology that helps investors learn the game.

This should provide a solid foundation for your investing career.
