They have small dogs which they leave outside that bark day and night.

In multi-families I prefer cats and small dogs under 35lbs or no dogs (because of barking)

I only found this out during a property visit where the tenant expressed concern about their recent "dog barking fee" (WHAT??).

This comes from an investor who used to walk around and door knocking on distressed houses, get yelled at and barked at.

There’s a pedestrian friendly street on my block that naturally gets a lot of dog traffic, and every dog along that route barks at every dog passing by . . . .

The ones that haven't been doing it long are thrilled with 8%, but it's easy to spot the long timers because when they hear 8% they quickly bark "8%!!

Except to have to replace the carpet and/or very deep clean it and factor that in to the rent/deposit $.I will say... some older or well-trained large dogs *can* be better than yippy, small dogs that bark all day and pee all over the floor.
