Long time BP member here and I figured it was time while I had a slow day to detail my story.Back in 2016 I was finishing up my Masters in Education at Texas A&M while dating a woman long distance and chose a high school teaching job in San Antonio for the better of that relationship.

There are genearlized meetings and focus groups that are geared toward specific areas of investing like flipping, multi-family, landlording, woman investors, newbies.

For example, two 22-year-old friends renting a place together may be higher risk than a retired woman living on her own.

People said it's dangerous for a woman to do that.

Thanks @Brett Dawson I contacted them and the woman on the phone told me she don't know where I could get that type of info.So I may just start calling some builders in the area and just ask them.

The house was in such bad shape I've seen squatter homes in much better condition.He sold the house to a woman who never saw it in person, he told me he out 20k into renovating it which is a clear lie there's only cheap new flooring upstairs and fresh paint upstairs that's it.One of the rooms is being held up by cinderblocks and the houses foundation is ready to cave in at any time.
