Nashville, for all of the hype, does have solid fundamentals but like Matt said - there is development everywhere.  

I'd say it is 80%-90% sales and hype and 10% content.

Also, beware of the HGTV/youtube/guru-type hype.

I agree with @Scott Harper, I used to live in Florida and was a member of the CFRI group - you can meet some good folks there, but they do heavily promote gurus and classes - so just skip all that and listen, learn and utilize Bigger Pockets - with none of the Hype!

I'm still trying to figure out what all the hype is about these turn-key deals? 

The podcast I listened to the gentleman was all hyped up and excited about renting others properties out and was making a decent amount of money.

We were more focused on a home we personally liked along with the hype around the appreciation in a booming market

Here is why - flipping is a job more than an investment; it has been hyped up by TV-shows, but the reality is a lot more sober.

However sometimes I get hyped up by new knowledge or possibilities and I could use a more informed point of view and advice for how to approach it.

Then I could claim theatrical distribution to hype up my little movie (incomplete to this day, btw.
