I got a quote from Proper Insurance, which was a commercial package since it's considered STR (less than 6 months).

Then asked me to send them a complete due diligence package....

Originally I was also hoping to find a package that would do more of the property management basics for me, like running ads, screening tenants, collecting rent, collecting e-signatures, etc.What I found after months of looking is that there is no one-size-fits-all platform out there.

If you want to offer liquor or wine, consider making it an optional package guests can purchase in advance—an excellent profit injection opportunity!

For example:- "1 time $129 non-refundable set up fee paid at lease signing"- "non-refundable pet fee of $200-500 per animal applies to all pets & must be paid prior to or when you pay your first month rent"- "$30/month required resident benefit package" Just my two cents.

There are a lot of operators out there saying that they can get properties at 30-50% off the highs (they are correct on that) but without the debt package, the deal ROI numbers don't work.
