Search for Dolf de Roos on YouTube, he is really great.

I would also recommend driving the area at night as what can seem like a not so bad street transforms after dark as the partying picks up and the students get  routey.  

The YouTube podcasts have been amazing to listen to.

I know that area is under transformation.

@Duke Vangthere are videos on youtube saying "how to wholesale houses" . you can listen to those. biggerpockets has podcasts about it also. 

i work with a few different investors from cali that love investing here in Detroit ( and the midwest in General due to cheap house prices ) I have videos on Youtube just put in my name "Kyle Holsey" showing the city of Detroit and all the awesome stuff taking place here  .

I imagine there are many YouTube videos that can walk you through step-by-step.As far as bandit signs, you might want to check your local laws.Best of luck.
