Parking should be ample and welcoming, (small carport roof at entrance for rainy times and wheelchair maneuverability maybe?)

@Jon Klaus  Jon as we know this is all regional I am always amazed at how cost effective your builds are in Texas I have a 2.2 mil spec going in Charleston 2600 sq ftt and that's going to come out at 300 a foot. not including the lot of course.. which was 570k. in this instance no pilings but we did elevator 20k .. what does it in the historic district of Charleston is all the custom items you have to buy siding roof windows architecture 60k in hard scape landsape on a 4k sq ft lot.. that type of thing. when we are out of the BAR heavy duty areas we are building at 100 a foot or so.. 

Depending on the work needed, perhaps you can live there for most of the time while things are getting finished up....and hence, save on carry costs since this will be a roof over your head  as well. 

it will depend on if it has an addition put on it.....put a deck that has a roof on it that extends over the other roof and then it starts adding value.

I'll look into the Wind Mitigation savings when I do the roof since I'm pretty sure it wouldn't be up to spec.

What seems to be better deal a high cash flow of $670 in C class area with some minor repairs, possible major repairs in 5 years. like roof, maybe foundation issues.

Age of roof/AC/electric/plumbing/? 

But say you use it all as the down payment, then you suddenly have a 10k repair that you need (roof broke, hot water heater failed, and HVAC broke all at the same time).
