In the Los Angeles/Orange County area the inventory is low and has been since mid-August.

In Orange County, Million Dollar lisitngs are common place, in fact, in the coastal areas the listings are multi million dollar listings, and they're spectacular to say the least!

It is not SUPER competitive here yet but, it is getting there and the low hanging fruit type deals are fewer and farther between but, We are still able to get 70%.

All the beaches all the way down into Orange County are great.

I have no affiliation with the big orange retailer and I often DIY things like dishwasher installation but I went to pick up a replacement for a broken unit at one of my rental homes and found a sale going on for the dishwasher (a decent whirlpool) for $348 and the delivery and install is just $49 right now.
