Orange Street has always been one of the best streets to flip on. 

The only inssue is that i have not found many people in the area that have done it and would like to ask if any one here has done ADU's in Orange County or Long Beach and has it been worth it for you .

This is a marathon and not a sprint, so look at it like that so that you can have a long and fruitful career.  

So far, the FOA is covered by the fruit production. 

The experienced investor can give advice knowing that the seed will take fruit and likely bear fruit later. 

Pick up a lot of free cheese, fruit and bread   Freeze the bread.  

Ideally you need to throw 3-4 hours a day at it to see fruit down the road.

I'd recommend starting with the lower hanging fruit than a large basement reno - if your comps are close but don't quite get you to your number.Finishing the basement (with proper egress) could push you over the top, but confirm with an appraiser first to ensure it counts.
