Sam Wegert's podcast episode about Co-Living investing inspired me to setup a BP account and seek more information.After looking at my local occupancy laws in and around Nashville, I'm finding that most places are not allowing more than three unrelated occupants per house.

This is usually done under the assumption that laws are more favorable where the LLC is formed, then the persons home state.

You will want to check your local and state laws, I do believe some states cap the amount.

We are not going to meter the basement separately and it is acceptable by zoning laws. 

I sold my San Jose rentals years ago so not up to speed on eviction laws.

The average tenant is very difficult to collect from depending on your state's laws.
