Eviction advice for CA

I've got a single family home rented out in San Jose, CA and unfortunately my long term tenant has stopped paying rent and is ghosting me.  She's 2 months behind and about to be 3 months behind.  I don't live near the property so I can't just drop in. I flew to SJ a month ago and spoke to the tenant who promised payment but has ghosted me ever since.  Power to the property is off as best I can tell.  That means my landscaping is dying in the CA summer heat.

I suspect the tenant is not at home at all given the power is likely out.  I'm guessing it's out because she failed to pay the bill (utilities are in her name), but PG&E of course won't tell me anything.

I've sent a 3-day notice to Pay or Quit. 

I've found the CA court forms for filing an eviction.  I plan on doing this myself.

Any advice from those who have been down this road would be greatly appreciated!
