If I wanted to I could lock up 5-6 contracts a month just mailing about 1000 leads by giving the person their price and seeing if I can unload it but I do not do that.

I don't think anyone here wants to pay more for anyone than they have to. the OP would like to be able to pay a flat fee for services and not a percentage. as rents vary so would the percentage the PM takes in for doing the same service on each property. so the service does not change only the rent and the amount they receive. what most of the posters here are agreeing to is that the flat percentage takes care of those expenses that fall in between signing a tenant and collecting rent. what we are saying is that if you nickle and dime your PM you will end up with nickles and dimes because your property will take longer to rent.

Than the seller cannot convey clear title and they will have to go through a suit to quit the title just to get you off title (Chances are they wont even know how to do that) In this case, you are causing a problem without meaning to. I
