Bought Duplex and assuming a Tenant/Landlord Agreement

So I recently closed on a duplex. The person I bought it from already has a signed Tenant/Landlord Agreement. My question is do I have to honor the exact terms? Am I allowed to alter things, such as charging for use of Laundry, splitting water, charging for pets, and things of that ilk? Or do I have to abide by the former landlord's agreement?
