Hello everyone,  I 've come across few youtube video that teaches people how to use a business credit card to cover the downpayment, soft cost, and etc... 

There is a process or system out there around making "soft offers" too realtors about properties.  

In this country good business debt often gets painted with the same brush as bad consumer debt. 

But then you need to also weight in any extra soft costs and time spent on managing the project if they dont want to split any of that. 

Carpet is almost a for sure No-No in a rental property, except MAYBE in upstairs bedrooms ( soft on feet, children, etc)  But Pets + kids_+ Renters =  Rapidly destroyed carpet IMO. 

I'm uncertain what that would be as far as a commercial renovation cost.I appreciate your input and have really brushed this aside as I've found better deals but it might be worth a second look if I can get some appeal to it.Good thinking and thank you for the great idea,

A few gotchas on these units:While installation is pretty easy - the refrigerant lines are soft copper.

Plan on 5k for materials on a used 80s with soft floors and wall paneling.

Sometimes these show up with greener than normal spots in the lawn or soft wet ground, depending on your area and how deep the water line is buried. 

Money is still available...in any market, from both hard and soft lenders.
