I would just memorialize in writing what you are doing with the other party so there is no misunderstanding. 

I feel like I am misunderstanding something because buying a property for that much sounds too good to be true.

If so, you may have the basis for a lawsuit against their brokerage.I don't know why people like to sue for their own misunderstanding and/or blaming the realtor.

Based on your post, I think this is the most likely culprit for your misunderstanding of how real estate taxes work.
