I have a previous guest that would like to rent my place for 3 months. What are things I should consider?

Agree with what others have said, but here's some simple how-to advice: 

- background check. I Use Keycheck for criminal, eviction and credit score background check. It's free for you. Keycheck sends tenant the link to pay for their background check (~$40) and the report goes directly and immediately to your inbox.

- state-specific lease. I use Avail.co for leases. Easy to use, modify and clone for future use. Your first 3-4 leases are free, but not reproducible. After that there's a nominal annual fee.

- set up deposit collection. In most states you need to keep your deposits in a separate bank account from your other business expenses so it's readily available. I use Avail to collect deposits (but note that it's a one-way collection only payment system so you can't use it to refund their deposit. Kind of annoying).

- set up payment. Again, I use Avail. I like their notifications and ease of collection.

*I don't use Baselane but that's another program you might want to check out. Some people are really liking all its features for property management.
