How to proceed when tenants ant to reschedule inspection
Hey everyone. I need advice. I gave my tenants a letter on Thursday (today is Sunday) that there would be a home inspection on Monday. I Asked for acknowledgement of the letter. My husband reached out to them on Saturday Bc they still had not acknowledged that they received the letter (delivered to their mailbox). Here it is Sunday evening, and they text me and tell me that they wish to reschedule the inspection because The husband will not be home. Now here it is less than 24 hours until we are supposed to inspect the property (tomorrow at 11am, and it is 6pm right now), and I have people coming in the morning over to the rental property to walk through with me and fix the gutter outside. There is also a landscaper coming to give an estimate of how much it will be to clean up the whole front and backyard bc these tenants have basically trashed the place. The grass is super high and I see trash in both front and back yard. Every time I’ve gone inside it looks like a pigsty. I want to threaten them and be like Man you guys lease is up on just 3 months and you just really don’t want to cooperate. It’s crazy how they have absolutely no place to go, and yet they just refuse to keep a landlord happy 😒 But I can’t do that. So what can I do? I know I have to give them 24 hours notice to enter but they don’t have to give me 24 hours notice that I don’t have their permission do they? Plus I scheduled everything on my day off (tomorrow) and now I will most likely have to take additional time off work to accommodate their schedule. Or do I? MD law is really not too clear
Thanks for all your help. I even appreciate the comments about what’s wrong with me renting to these people. But the fact remains that I am stuck in a legal agreement with these people until at least July....

Tenants do not have the right to reschedule, legally cannot prevent entry and do not need to be present. You gave proper legal notice there is nothing more to do. You are not asking if you can enter you are telling them you are entering. Never allow a tenant to control your business. Continue with your plans tomorrow as you informed them you were doing. There is absolutely no reason to reschedule.
Send them a email tonight letting them know you do not need the husband present and you will be proceeding as planed, contractors are scheduled and you will be there at 11 as planned.
I dislike tenants that believe they are in charge of my business.
