Just from reading that, I can sense you can probably sell ice to an eskimo!

I tell tenants to get a cooler and some ice or something else as it will be at least one day to get repairman there and may need parts.  

I have never been the kind of person to ask for help, so instead I started asking them what they do for a living (to break the ice and build rapport) and as any person they love talking about their work.

Hello Fellow BP-ian,I shouldn't say this is my first post or member introduction as I have already started other forums and contacted/met with some PROs here.I am from Dublin, Ohio and just started to get my feet wet ...

With that being said, this is a different strategy than buying a property more specifically as a vacation rental investment; I would only recommend the first idea if you were already thinking to (and capable of) buying that second home as though you would never rent it out (or only on a limited basis) - in other words, you can and plan to carry the debt service on your own - and the potential rental income is just icing.

I wouldn't worry too much about depreciation/appreciation, that's just icing on the cake.
