Appliance liabilities

Hello BP, I had a fridge fail recently and it made wonder how others handle similar issues. It dawned on me that a fridge failure could cause a substantial loss. E.g slice of wedding cake has to be thrown out, never mind expensive steaks or seafood. I do not have a clause in my lease to address this and wonder how others handle such things. I'm sure someone has had a renters wedding dress get burnt or damaged in a dryer or something similar. Does insurance cover things like this? How do you word the lease so appliances are "use at own risk"?

A lot of leases state that appliances are included but not maintained by the owner. Maintenance/upkeep/replacement is the responsibility of the tenant.

Then, if it fails, it's their fault.

Also a good reason to offer washer dryer hookups, but no washer/dryer.
