I know of no one who can or will give you seed money unless they are related.

Congrats  @Joshua Dorkin10 years is a long time; specially in today's tech world, where most of the startups raises a seed round right after about 6 month of work, and an A round shortly after that. 

After the reno, I'll refi the duplex with a conventional mortgage, pay-off the line of credit, and get my seed capital back.My goal is to acquire one more duplex by year-end.

The best way to max out your CF is to compound the use of your seed money (cash) by refinancing it and reinvesting it in the next, and the next, and the next...etc...Most people think too small and basic in their thinking.  

I dont want to completely demolish, i just want it gone so i can put grass seed over it and have a normal backyard.

But, our plan is to end up back in East TN after the military in 10 years, so my wife and I want to start planting seeds in regards to building a portfolio in that area!

Luckily I found this amazing community packed with free information, and I decided to keep my money and utilize it as seed capital.

And although my wife will be a pharmacist, I won't have a huge amount of seed money to throw at this (student loans are a killer).
