Like I said, we had to pay up for the previous owner not paying her bills, because they wouldn't wash the debt even though I wasn't the previous owner, that was the reason for the large Gary sanitary/Water bills when they came back dated months later.....

He quickly called me Wed 11/25, about 7:58am cst & part of the conversation was he doesn't have any investor and can't give funds that he doesn't have...he is looking into ST loan.Looking for investors is not his interest.  

Regarding the interest vs fee I think what he may be doing is paying interest but charging you the fee to have the account so it is a wash. 

My first flip was break even (I think I would have made $2,500 but I bought a lot of tools and decided to call it a wash).

We don't expect much Cappex but we just had to power wash them for $475 so there you go with maintanence within the first 2 months before we even had a reserve for it.So take a careful look and run your numbers and see what you can live with.  

I'm sure most areas aren't as water focused as we in California are, but, have any of you used gray water to recycle the water from showers, washing machines, etc. ?

Visual/External improvement need to happen right away to increase the appeal of the property and attract higher quality renters: Landscaping, Power/pressure washing the exterior.

He washed the coils of the exterior unit to remove accumulated debris.

 " We had friends over and you know that big tree in the front yard , well a big branch came down and crushed my buddys car roof . " So I drive over there this morning .Where was he parked ?"

To me, that was a wash.
