I've had one tenant on a month-to-month for 15 years now.Invariably I will have new tenants ask for minor updates (so far just color of paint) and I couch that with saying that I generally don't entertain those requests until they've been there for a year.

On the other hand, a tenant that moves in with BB will have a build up of BB, shed skins, and fecal material on their beds and couches - strong evidence that they brought them in.I don't think it was mentioned yet - you should treat both sides.

More people cooking/sharing a kitchen, more showers being taken affecting hot water consumption, more persons to occupy one of the couches or tvs, more personalities to adapt with and keep consideration for, etc., plus the utilities you mentioned- water, Wi-Fi, shared amenities such as paper towels and soap etc.I’m not trying to be combative, as your point makes sense.

In the end we ended up with locally-made furniture (beds, couches, and comfortable chairs), consignment tables and desks, and then decor, cutlery and other miscellaneous items from Craigslist, IKEA, Goodwill, and Target.Here's a couple pictures to show you.
