You don't see that many great deals on MLS or things marketed publicly that are "off-market"Some of the areas around you have deals in a bit more quantity though.

I find this works well especially if sending large quantities, as it ensures you have the availability to drop everything and get that awesome deal under contract. 

The acid is not very toxic to humans in small quantities but dissolves some part of the roach's body.I am not very sure about the government rules in the U.S. about boric acid but it is not very dangerous and is used in other countries to get rid of roaches.

Regardless, the simple equation of quantity x unit cost is attractive for high level proforma but you need to specifically define what the quantity represents and what the unIt cost includes.
